Perched in the breathtaking magnificence of the Italian countryside, on a hill overlooking Lake Trasimeno and surrounded by vineyards and olive groves, Property 185274 in Passignano sul Trasimeno was first established around 1566 by Capuchin monks – the last of the three major branches of the Order of Friars Minor.

Restored, refurbished & re-imagined by the owner to honor both its storied history and its shining future, the 60-acre estate stands today as it has for more than four centuries – a testament to understated sophistication & the majesty of nature.

Celebrating the natural grandeur of the land and retaining a discreet elegance appropriate to its modest religious roots, Property 185274 nonetheless boasts an impressive array of contemporary amenities and state-of-the-art facilities to soothe the weary spirit and calm the wayward soul.

 

A 16th century walled garden with 13 acres of enclosed formal gardens, vegetable garden, orchard, grape arbor, lavender rows, olive groves and lawns in addition to the outdoor pool,  reflecting fountain bordering the Convento’s native oak forest and the Winter garden.

The remainder of the estate is made up of over 1500 olive trees, vineyards and forest reserve (ideal for mushroom and truffle hunting in season).

Two principal structures; the Convento Building (Main Villa) and the Library Building.

 

Where once stood a dormitory suitable to the Capuchin monks' devotional minimalism, the villa now boasts ten luxurious bedrooms all en-suite and equipped with the very latest in creature comforts. Each suite features unique amenities and décor – from vast balconies and private terraces to wood-burning fireplaces and stunning international cinema art from the owner's private collection.

 

The Convento Building (also known as the Main Villa)

Guest areas spread over three floors, all accessible by elevator.

Lower Garden Floor. Two bedrooms (Apts. 1 and 2), each features a sitting area and with direct access to the Convento’s gardens.

Ground Floor. Various living areas, including a reading room, main living room with wood burning fireplace, games table and grand piano, leading to the Convento’s dining room (primarily used for breakfast) which seats twelve and the Convento’s breakfast kitchen with guest pantry.

Access to numerous outdoor dining and sitting areas. 

Upper Floor. Five bedrooms (Apts. 5 to 9) including the Owner’s Suite (Apt. 5 comprises of a study with wood burning fireplace, living room with dining table, separate king bedroom, also with wood burning fireplace and large screen TV with multi-region DVD player; the ensuite bathroom, with separate WC, has a private terrace overlooking the walled gardens and Lake Trasimeno), Family Suite (Apt. 9 with king bed plus adjacent bunk room (for two children, perfect for pre-teens) and twin-bedded Children’s room (Apt. 7).

 

Library Building

In addition to featuring the Convento’s galleried library and living room with rebuilt Renaissance wood burning fireplace and games room with billiard table. It also houses the principal dining room, which can seat up to 34 guests, adjacent wine cellar and the main kitchen (with a chef’s table that can seat ten). Located within the Library building is also the Convento’s private cinema in addition to a small terraced apartment with queen bed (Apt.10).

 

All bedrooms feature individually controlled heating and air-conditioning, satellite TV, Kaleidescape entertainment units and Geneva sound systems with iPod-docks. En-suite bathrooms, the majority with two sink vanities, separate walk-in showers and freestanding tubs, also have televisions.

 

The whole property has Wi-Fi access, including the grounds and swimming pool area.

 

Property 185274 features both formal and informal areas to gather – or simply to curl up comfortably with a book from the facility's expansive on-site library, which features a vast selection of multilingual titles. For those looking to indulge their competitive spirit, a game room offers both pool and billiards.

 

Located throughout the campus, comfortable living areas, recreational suites and reading rooms offer additional sanctuary to guests in search of respite from external stresses. Providing international periodicals for perusal as well as an assortment of games and activities, these havens are an ideal antidote for the hustle and bustle of the outside world.

In addition to rural jogging trials throughout the region, Property 185274 features a fully equipped gym overlooking the splendor of the Umbrian countryside. State of the art training facilities include treadmills, elliptical machines and strength training equipment. Also, yoga, Pilates and personal training sessions are available for private booking.

A dedicated, full service Spa features two private treatment rooms, sauna, steam room and traditional Hamm am. Featuring local ingredients, our wellness experience centers around the healing qualities of olive oil, honey and grape seed; signature treatments are based around the theme of 'Etruscan Apothecary,' and use olive oil to soothe and perfume the entire body.

The swimming facilities consist of a 65 foot pool for lap swimming or simply relaxing after a long day in the countryside. Food and Beverage service is available in season.

Tennis court (featuring Casali “Suppersoft Dobbio” synthetic surface ITF certified category 3) with basketball hoop. Selection of ladies and men’s tennis rackets plus balls. Within the walled gardens we also have a Bocce court and half-championship size croquet pitch with various Croquet Association endorsed mallets (including for children) as well as a lawn Badminton set. Games room with pool table and card table, 20 foot American shuffleboard table.

 

In Umbria, fresh ingredients are a way of life. Celebrating a culinary philosophy which honors the social aspects of dining, meals are served throughout the grounds, in a wide variety of unique spaces that range from glorious gardens, lake view terraces or cozy living areas – though the Library also houses a primary dining room, which can seat up to 40 guests. Open kitchens encourage our guests to converse with the chef and participate in the creation of their meal.

 

To accommodate all palates, custom cuisine can be arranged - utilizing produce from the property's organic garden - and the sprawling cellar contains some of the finest wines that Italy has to offer. In addition to showcasing eclectic and boutique Italian labels, the cellar features handpicked selections from wine-growing regions in both France and the United States.

 

Under the keen guidance and personal supervision of the owner, Property 185274 also features a state-of-the-art, theatre-style private screening room. The intimate, 16-seat facility showcases the very latest in theatrical presentation technologies, and additionally features a PlayStation3 with dual controls. An extensive cinema library includes new releases as well as a comprehensive selection of classic films.

 

The beautifully restored chapel honors Property 185274’s deeply devout history.

 

Staffing

The Convento employs a full-time Management Couple with an extensive international hospitality background, who live on the estate. In addition, there is a core staff which includes our Head-Chef with his brigade of sous-chefs and assistants, professionally trained wait staff including a sommelier, our Head Housekeeper and her team who provide twice daily maid service, seven days per week,  in all suites as well as handling daily guest laundry. A houseman tends to the outdoors as well as the garden staff while the spa is serviced a la carte. Thus depending on the number of guests resident at the Convento, there are between twelve to sixteen staff on duty.
